South Reno’s mediun and average home prices seems high compared to Reno homes (yes, in my eyes these are two separate towns) simply looking from a jobs perspective:
The proximity to Tahoe, Incline’s Silicon Forest, the job rich Silicon Meadows (what non techies call South Meadows), new hospitals, new state of the art Bio-tech Facility, and airport related jobs; pilots, commuters from Silicon Valley to Silicon Meadows-Forest etc.
Let me elaborate on the air commuting thing; there is a trend the last 10 years or so to work around three days a week in California and fly back and forth to Reno and Tahoe. Although locals aren’t too excited about this as it prices them out, similar to what happened in Tahoe, as a Realtor, I welcome them.
The concern not only in Reno but als other areas has always been (with relocating Californians; what they are trying to leave, they bring with them; traffic, crime, pollution, high prices, gas guzzling cars, Starbucks everywhere etc. Which reminds me; anyone ever see Shrek Two where the marshmallow man crushes the Starbucks and everyone just runs across the street to another one? I really enjoy the modern day kids movies as they have a lot of hidden adult good humor in it in a non Two and a Half Men type of way.
It is important here not to develop a half full cup in looking at the lower mediun prices, they have trended down as there are a few lower priced (around 550K +) new homes that have sold (in 89511). To really get a handle on an area, I like to do exact street or radius searches.
If you are a reader and believer of Harry Dent and Boomernomics type of models, you can notice the downsizing trend very evident here as Boomers move down to smaller homes, condos etc. I think increasing energy costs-decreasing Americans lust for supersizing everyting; Hummers, McMansions etc. are a result of this trend as well.
I strive to not be a copy and paster of Zillow, foreclosure and MLS etc. charts that patronize my readers as they (blog readers) can just get it anywhere on the net and probably already have seen it. My blogging -web 2.0 coach Paul Armstrong wants me to keep it original, positive and relevant. I hope you appreciate this and find it useful, as simple as it looks, it took my support team at First American Title a lot of work.
