What a classic April Fools Day joke; the jesters from the neighboring community of Black Rock City said that John McCain was attending this years Burning Man art festival this year. Black Rock City is northeast of Reno, east of Fernley and next to Gerlach in the Black Rock Desert.

John McCains campaign staff quickly snubbed the idea and they didn’t think it was very funny apparently. I am sure in usual American fashion they may have considered suing the Black Rock City jesters but I am sure as all of the other wing nuts who have tried to sue these guys (Burners), it is near impossible. The volunteer legal staff based out of the Bay Area is extremely experienced and don’t allow messing with their once a year loosen their collars week long camp out.

This yearly event is probably the only place left in America where you can freely play with fire, explosives, high powered electrical currents (Tesla coils etc.), climb high places and if you screw up, it is your fault.

What a concept; it reminds me when I used to live in France; do anything, say anything, screw up, die etc. it is your fault. When I lived in France and would explain to Euros our sue happy society they just didn’t get it. The conversation would usually just roll back to politics, skiing, climbing, cheese and wine and we would end it at that.

I guess to roll this (litigation thing) to real estate; my California Brokers disclosure actually has a few lines of how snow is slippery and you can fall and hurt yourself. The last transaction I did in California was 109 pages, it was redundant disclosures on top of disclosures. I am waiting for the air you breath can make you sick disclosure.

Nevada is, unfortunately, heading that way as what people try and leave behind, they bring with them; lawsuits, traffic, crime, stupid laws, high real estate etc. Just one of my theories when I have to verbally spank negative people about real estate in South Reno is; hey if the Californians paid these prices once, they will certainly pay them again. I also remind them when they think I am too bullish and therefore naive on South Reno that I called the top almost to the day in April of 2004 (see local market, left column of this blogsite).

I have a bottom for South Reno 89511 of Spring 2008 with a retest of some of the lows in late 2008/early 2009. The problem with waiting for a retest of any lows is the rates may be higher, now is the time; lower prices, lower interest rates. I just made an offer on my fourth home in the last year, yes, I know, I am being greedy, but hey, be greedy when everyone is fearful. In 2004, I and clients who listened to me were fearful when everyone was greedy and trimmed some fat. Remember; opposite the herd/headlines my young grasshopper. This is a lifetime opportunity, fortunes are made and lost in this type of market.

Last weekend one of my buyers called back to his friend in the bay area saying how much house you can buy up here (he was looking in Montreux and ArrowCreek), quality of life etc. I gave myself a high five when he wasn’t looking. They are making an offer, )as soon as they can get a jumbo loan that is). They were actually going to pay cash which I don’t recomend in case things get ugly one day, health reasons, accidents etc. I sent them to a stock broker to research a conservative money market fund or similar.

Again, to stay on real estate; over 9,600 Baby Boomers retiring daily, a lot of them in California and coming to Reno to buy Reno real estate and retire in paradise.

I look down on Bella Terra in ArrowCreek, these homes have been for sale almost 4 years now and currently doing well. I see inspectors looking at homes in escrow, S.U.V.s with California license plates with Golden Retrievers in the back taking flyer’s, looking etc. Bella Terra and Toll Brothers Montelana have sold a lot of homes the last 8 weeks. The community seems alive and vibrant with buyers again. Even my buyers I warned about decreasing inventory last winter are disappointed and e mailing me all of the time to see if anything other new homes came up.

I hope this blog isn’t all over the map and if it is, I apologize, the phone is going nuts and e mails are off the charts right now with buyers bottom feeding this market. The deals are getting scarce in South Reno Mount Rose side of 395 and they feel it. I write this as I multi task and juggle these buyers.

I am going now to put more flyer’s up on all my listings as they are flying out of the box(literally as sometimes in ArrowCreek wind takes them out).
